The DOT-EX^TM Exchange Floor
The DOT-EX^TM Exchange Floor is a password protected area where you can view a variety of hard money loan requests and notes offered for sale in the secondary market. Loan requests are originated from a variety of sources which include: direct inquiry to DOT-EX^TM, print and media advertising, and referrals from the La Quinta Capital database which is comprised of approximately 20,000 loan originators, 125,000 realtors and 50,000 small business owners.

Listing Content
Each loan request and secondary market note offering includes a loan summary and property description. For added convenience, Investors may request additional diligence materials, indicate interest, make counter offers and request borrower contact with a click of their mouse.

Investor Suitability
Our listing process neither constitutes an independent due diligence review nor determination of investor suitability. We strongly encourage each Investor to conduct a thorough, independent due diligence effort prior to investing or purchase. In the event an investor is not confident in his or her ability to perform the required diligence effort prior to investing, we strongly encourage any such interested investor to engage the services of a competent, experienced professional, such as a real estate attorney or CPA.

No Warrantees or Investment Performance Guarantees
Neither La Quinta Capital nor DOT-EX^TM performs an independent review of information provided by the borrower. Therefore, we do not make any claims or representations regarding the accuracy of information provided by borrowers listing deeds of trust nor do we guarantee the investment performance of any listed deed of trust or investment product.

Loan Size
The Exchange Floor lists loan requests that range in size from $100,000 to $10,000,000.

Use of Proceeds
Purchase, Refinance Rate & Term and Cash Out.

Security – First Deeds of Trust
All listed investments will offer a first lien on the subject property. In certain instances, borrowers may offer additional security through cross collateralization to other properties.

Loan To Value (LTV)
Deeds of trust offered on the Exchange Floor will generally not exceed 65% loan to value as based upon preliminary estimates of property value.

Maturities
Listed product will generally include maturities ranging from 12 months to 60 months. Some listings may include rollover or extension provisions. Prepayment penalties may be negotiated at the investor's discretion.

The underlying property types for listed deeds of trust loan requests may include any of the following:

• Office Buildings, Retail, Medical, Light Industrial, Restaurant, Multi-Family, Mixed Use, Assisted Living, Nursing Homes, Hotel/Motel, Bed & Breakfast, Auto Repair, Auto Sales, Self Storage, Golf Courses, Parking Lots, Agricultural, Salvage and more.
